Maintaining Heating, Cooling and Refrigeration

Any equipment that affects comfort or refrigeration, that includes anything with refrigerant, water or a pump should be worked on. This includes large walk-in freezers and coolers that can contain thousands of dollars’ worth of food for the cafeteria, large cooling towers, exhaust fans, fresh air machines, boilers, and water source heat pumps.

Preventive Maintenance Reduces Trouble Calls

Emergency calls require immediate attention. Most preventive maintenance calls are due to the air conditioning not working, no heat, no water flow from a pump, and any type of refrigeration issue. These are the problems that need to be resolved within 24 hours. The HVAC maintenance staff can work on systems that can’t be shut down during the school year. The walk-in freezers and coolers, kitchen exhaust, reach-in refrigerators, pass-through refrigerators, and cold serving lines should be gone over with a fine-tooth comb and upgraded where necessary. The HVAC technicians should focus on the packaged heating and cooling units on the roofs, especially on older schools. This should involve several steps including cleaning coils, checking amps and volts, checking refrigerant charges, and cleaning drains. It’s important to have a job plan for each type of equipment to ensure peak efficiency.
