Common Culprits Behind Commercial Water Damage

Shawn Folks • November 2, 2022

Business owners are used to facing many challenges. Whether it's a waning economy, staffing shortages or supply chain issues, entrepreneurs and business leaders have to be ready for the unexpected. Water damage can certainly fall into the “unexpected” category – potentially leading to lots of headaches and a long road back to “business as usual.”

If you own or operate a business, it’s important to know the typical causes behind commercial water damage. Below are some of the most common sources of water damage in Gulf South commercial buildings as well as steps you can take to repair the damage after.

Sources of Commercial Water Damage

Just like residential properties, commercial properties can face a usual set of culprits when it comes to water damage. These include:

  • Broken equipment – If your commercial property contains equipment or appliances that require water to operate, you could be at risk for mold and standing water if these pieces aren’t correctly maintained. Examples of equipment that require water include public restrooms and water tanks.

  • Roof leaks – It’s important to keep an eye out for any signs of a roof leak. Any leaks in your roof can cause water buildup throughout your property and lead to damage.

  • HVAC system issues HVAC system problems like leaking pipes and faulty equipment can transform it from something that provides cool, dry comfort into something that provides wet, inconvenient water damage instead.

  • Broken sprinkler systems – Issues with your property’s sprinkler systems can lead to standing water and flooding.

How to Repair Water Damage

If you’ve experienced water damage on your commercial property, it’s best to follow these steps to restore your business back to normal. Although it’s possible to do these on your own, it’s highly recommended to hire a professional company to ensure it’s taken care of properly.

  • Thoroughly dry the area using towels, mops and wet vacuums.

  • Remove wet carpet and flooring.

  • Decrease excess moisture in the room using dehumidifiers. This will help reduce the chance of mold forming.

For July, we are shining the spotlight on Marcela Argueta , who serves as a Lead Technician at our New Orleans location. She was promoted to that position in January 2025 . From Honduras to GRS Marcela was born and raised in La Ceiba, Honduras , also known as “la novia de Honduras” —which translates to “the bride of Honduras.” She moved to the U.S. in December 2016 after earning her bachelor’s degree in nursing from the Universidad Nacional Autónoma de Honduras . Marcela is currently approved and ready to take her exam to become a registered nurse in the U.S. Before joining our team in August 2022 , she worked as both a nurse and a homemaker . Life Outside of Work Marcela is a proud mother of two—her son, Sebastian (15) and daughter, Eleanor (5) . When she’s not working, she loves spending quality time with her children and extended family. Fun fact: her half-sister, Brenda , also works at GRS in our Baton Rouge office! One of Marcela’s favorite pastimes is going for walks in the park. She says she often uses this time to meditate and reflect—thinking about what she’s done well and what she could improve.
