Mold and Biohazards: What Commercial Property Managers Need to Know

Adrianne Hungerford • August 27, 2025

From office buildings and retail spaces to hospitals and industrial facilities, commercial properties are not immune to the presence of mold or biohazard contaminants. In fact, due to their size, complexity, and daily foot traffic, these environments often face an even greater risk. Whether the issue arises from floodwater intrusion, burst plumbing, or viral exposure, biohazard threats can escalate quickly and pose serious risks to your property, personnel, and operations.

What Are Common Biohazards Found in Commercial Buildings

Biohazards are any biological substances that pose a risk to human health or the environment. These hazards can enter commercial spaces in many forms, including:

  • Blood and bodily fluids
  • Sewage or contaminated water
  • Mold and fungal growth
  • Pathogens from viruses or bacteria
  • Hazardous chemical exposure
  • Decomposition or trauma scene residue

In commercial settings, these threats may result from accidents,
weather-related events, or public health incidents. Regardless of the source, prompt and professional cleanup is crucial to prevent long-term consequences.

Why Mold and Biohazards Pose Serious Risks to Commercial Buildings

These hazards are more than surface-level concerns. They can penetrate porous materials, spread through HVAC systems, and impact structural components behind walls and beneath floors. If not handled properly, they can:

  • Compromise indoor air quality and lead to allergic reactions, asthma flare-ups, or more serious respiratory conditions
  • Weaken building materials like drywall, wood, and insulation, which can eventually affect structural stability
  • Contaminate high-touch surfaces and contribute to the spread of illness throughout a facility
  • Disrupt operations by requiring closures or limiting access to specific areas
  • Lead to compliance or legal issues, especially in industries like healthcare, education, or food service

If left untreated, mold and biohazards can have a significant impact on safety, functionality, and even the reputation of your property.

What Proper Mold and Biohazard Cleanup and Containment Looks Like

Professional cleanup of mold and biohazards involves much more than wiping down surfaces. At Guarantee Restoration Services, our teams follow detailed remediation protocols to ensure thorough, compliant, and safe results:

  • Isolating affected areas to prevent the spread of contaminants
  • Using PPE like gloves, respirators, gowns, and eye protection to keep technicians safe
  • Applying commercial-grade cleaning agents for disinfection and deodorization
  • Using drying equipment and moisture detection tools to prevent mold regrowth
  • Safely removing and disposing of contaminated materials based on state and federal regulations

Every step is completed with precision and documented to support insurance claims and meet industry standards.

For five and a half years, I’ve had the privilege of writing our Meet the Team blog series. About two years into my role, our department grew with the addition of a third team member. This November, I’m excited to introduce you to someone who has already made a positive impact on our team — our GRS Marketing Assistant, Savannah Dear . As we approach Thanksgiving in just two short weeks, it’s hard to believe the holiday season is nearly here. No matter how busy this time of year becomes, one thing remains constant: when it comes to property damage emergencies, our team is always here for you . Meet the Team | Savannah Dear Savannah was born in Monroe, Louisiana, and raised in Clinton, Mississippi. After graduating from Clinton High School in 2018, she attended the University of Mississippi, where she earned her Bachelor of Science in Integrated Communication in 2023. In January 2024, she moved to Baton Rouge and began a career in Sales and Marketing with Orange Theory Fitness. We were thrilled to welcome her to the GRS team on August 26, 2024 . Life Outside of Work When Savannah isn’t assisting with social media content, organizing inventory, or supporting our sales team, she loves getting to know Baton Rouge. Her favorite pastimes include exploring the city, trying new restaurants with her boyfriend Jeremiah, spending time with friends, attending concerts, and playing with her dog, Honey. Singing is one of her favorite ways to unwind, and she will never turn down a karaoke night! She’s also an avid traveler, reality TV enthusiast, and sports fan. Her favorite teams include the New Orleans Pelicans, Pittsburgh Pirates, Washington Commanders, and her beloved — and slightly apologetic — Ole Miss Rebels.
